effect of countertops on home value

Do Certain Countertop Materials Negatively Affect the Value of Your Home?

In this article, we’ll get into a few things that can potentially decrease a home’s resale value. At Marble Granite World, we are primarily focused on countertops, but we’ll include a few other aspects of a home that you should keep in mind.

Factors That Could Decrease Value

There are factors on this list that you may not have considered before, which is why it’s important to give it a read before getting started on the selling process. Here are a few things that could potentially decrease a home’s resale value:

Low-Quality Kitchen and Bathroom Furniture

The kitchen and bathroom are the two most important rooms to consider when selling your home. While the rest of the fixtures are important, it’s crucial to have countertops that are updated and made with a trendy, sturdy, aesthetically pleasing material.

There’s nothing wrong with countertops made of laminate. While that’s not one of our favorite materials at Marble Granite World, we know that it’s a solid, economical option. What’s not doable is having laminate that’s warped, peeling, or falling apart. Having a low-quality countertop isn’t going to do you any favors on the seller’s market.

The same can be said for natural stone. Even though natural stone countertops are highly coveted, if they aren’t in good condition they could bring down the resale value of a home simply because buyers know they will have to put the work in.

Low-quality cabinets should also be considered, along with cabinets that have an outdated appearance. A fresh coat of paint and new handles can usually do the trick for those fixtures, though!

Too Much Carpet

Carpet used to be a popular staple in homes across the nation, but as much cannot be said for modern abodes. Carpet isn’t trendy anymore, so if a home has wall-to-wall carpet installed, it’s not going to stand out to buyers in a positive way. Many buyers prefer hardwood floors because carpets tend to accrue dirt, hair, dust, and allergens more easily.

A Poor Layout

Unless you’re a home renovator by trade, there’s not much you can do about the layout of a home. But unfortunately, such a thing does play into how much a house will sell for. If a home has a bizarre layout, rooms that are poorly planned, doors that open oddly, or electrical sockets that are positioned strangely, buyers may lose interest in the inconvenience of it all. Remember—people tend to prefer open floor plans over those that are cramped and tight.

Knowing Your Value

While it’s true that much more than countertops go into the resale value of a home, there’s no denying that they make a big difference. If your countertops need updating, don’t hesitate to get in touch with Marble Granite World—let us refresh and rejuvenate your countertops today!
